Job Purpose:
Land Acquisition
Job Duties & Responsibilities:
Identifying, sourcing and acquiring lands / projects - Identifying new development opportunities, land banks across regions and evaluate the business feasibility in line with the business plan of Concorde.
Industry Connect is crucial Networking with Brokers/IPC’s/Consultants/ Developers/ Land Owners on regular basis.
Preparing Technical Financial Marketing Feasibility studies of the new opportunities / proposed projects and getting it approved from the senior management.
Facilitate with landowners on title due diligence with aid of legal professionals.
Manage & maintain good relationship with landowners, agents & all related stake holders.
Survey the environment to identify and benchmark best practices, latest developments and potential areas of growth in the industry.
Job Requirements:
Graduate with excellent communication skills (English & Kannada). Telugu will be an added advantage.
Strong Penetration, Interpersonal, Negotiation and Liaising skills.
Should be well acquainted with rules and regulations for land acquisition and have a good understanding of FSI, TDR as well as local bye laws.
Must have complete knowledge of Bangalore & surrounding Markets. Broad Legal understanding to understand the basic title of the Property.
Understanding of various development options and broad steps for project execution - Should be able to understand the stage of development for the Project and identify broad risks in the project.
Completely conversant with commercial terms and terminologies, payment process, legal verification of documents and owners’ hip and due diligence in all related matters pertaining to land.
Proven skills on locations studies to identify potential investment opportunities and on land trade practices.
Integrity is very significant.
Good knowledge of the overall real estate market & regulatory environment.
Relevant experience from Real Estate is a mandatory.
